What SNF Shark is

SNF Shark organises public data about skilled-nursing facilities — published by CMS, HUD, and state Medicaid agencies — and lets you group facilities into portfolios and analyse them.

What it isn't

It is a research tool, not advice. Nothing in SNF Shark is investment, financial, legal, accounting, or medical advice, and it is not a recommendation to make any transaction or care decision. You are responsible for your own conclusions and for verifying anything you rely on.

The underlying government data is published by third parties on their own schedules. It can be incomplete, delayed, restated, or wrong, and we present it as we receive it. We describe how each figure is derived on our methodology and data-sources pages. We don't warrant that the service or the data is accurate, complete, or available without interruption.

Sharing and what you upload

You keep ownership of the files and figures you upload. You grant us only the permission we need to host and display them back to you and to the people you choose to share with.

When you upload data or invite someone to a portfolio, you represent that you have the right and the authority to do so — that you are allowed to put that data into SNF Shark, and allowed to show it to the people you invite. This matters most for information you hold under a confidentiality agreement, such as a borrower's or counterparty's financial statements: we can't know what you are permitted to disclose, so that judgement is yours. You are responsible for who you invite and for removing their access when it should end.

Acceptable use

Don't use SNF Shark to break the law, don't try to access accounts or data that aren't yours, and don't attempt to disrupt the service. Note that the underlying CMS and HUD data is public domain and free for you to obtain from the source directly.

Your account

Keep your sign-in details to yourself; you're responsible for what happens under your account. You can stop using SNF Shark at any time, and we may suspend an account that breaks these terms. How we handle personal data is covered in our Privacy notice.
